How do you buy a home in Portugal when relocating?

Buying a home in Portugal as a foreigner or while relocating is legal and common: you need a NIF, cash for transfer tax and stamp duty at the deed (IMT and Imposto de Selo), and a clear path to the CPCV and the escritura. The sequence that avoids expensive mistakes is documents and budget first, area next, property last. NIF and the first documents

A Portuguese tax number (NIF) is required to buy, complete the deed and open many banking relationships. Non-residents typically obtain it through a fiscal representative or a supported process. You can often start viewing while the NIF is in progress — but you should not sign a binding commitment without it. Next: identification, proof of funds and, if you need a mortgage, income documents.

Budget beyond the asking price

Besides the deposit, reserve cash for IMT (transfer tax) and stamp duty (Imposto de Selo, commonly around 0.8% of the same base), notary/registration fees and, if you borrow, related bank costs. Mortgages rarely cover taxes due at the deed. Estimate IMT and stamp duty in the IMT guide and an indicative monthly payment in the mortgage guide. Exact amounts depend on the property and your case — not a generic range.

Where to live — before you pick the home

The right home in the wrong area is harder to undo than the reverse. Settle commuting, pace (city, coast or green) and a realistic budget before the shortlist. Lisbon, Oeiras, Cascais and Sintra solve different lives. Use the where to live guide to narrow the area, then filter property types.

Search, viewings and the offer

A listing is a starting point, not the full picture: light, noise, neighbours, condo costs and real commuting time (visit at rush hour). An offer is not only price — timelines, contents, financing conditions and the deed date all go into the negotiation. A buyer’s agent works for you in that cross-check, not for the seller.

CPCV and escritura: what each one does

The CPCV (promissory contract) is the binding promise to buy and sell, usually with a deposit. The escritura is the notarial deed that transfers ownership; land registry at the Conservatória follows. Between them sits due diligence (title, licences, debts, legal status). Signing a CPCV with no mortgage fallback, or without a lawyer reading the contract, is the most expensive mistake in the process.

Typical timelines

There is no single calendar. With documents ready and no mortgage, the gap from accepted offer to deed can be relatively short. With a home loan, bank valuation and legal checks, the honest range is several weeks to a few months. Non-residents add NIF time, translations and sometimes an apostille. Ask your lawyer and the bank for dates — not an ad.

Fixing this mid-process costs time — and sometimes the property.

Can foreigners buy property in Portugal?

Yes. Non-residents and foreign nationals can buy residential property in Portugal with the same core purchase rights as locals in most cases. You need a NIF, a clear path for funds, and the usual legal steps: reservation or CPCV, due diligence, escritura (notarial deed) and land registry at the Conservatória.

Do I need a NIF to buy?

Is residency-by-investment still relevant?

What are the main buying costs in Portugal?

Can I buy remotely, without being in Portugal?

Many steps can move remotely: search, video viewings, the offer and, with a power of attorney, the deed. The bank may still require presence or a video call. It is not automatic — your lawyer and, if you borrow, the bank decide what must be in-person in your case.

Do I need a lawyer to buy?

The escritura is a notarial act. For international buyers, a buyer’s lawyer reads the CPCV, the registry and the financing conditions. How long does a typical purchase take?

It depends on documents, financing and due diligence. With no mortgage and papers ready it can be relatively quick; with a home loan, count several weeks to a few months from accepted offer to deed. Ask your lawyer and the bank for dates, not an advert.

When should I sort the mortgage?

Before a binding CPCV, with a realistic reading from a bank or a licensed credit intermediary — not after. Pre-approval does not guarantee that property. Process notes and an indicative payment estimate (TAN, not TAEG) are in the mortgage guide. CRT does not intermediate credit.

Does buying as a resident vs non-resident change the process?

Both can buy. The mortgage split is in the residents vs non-residents guide. What changes is mainly paperwork, financing (deposit and underwriting) and later tax treatment — not the right to acquire the home. This is not tax advice: confirm NIF, tax residence and reporting with your accountant or lawyer.
