How much IMT do you pay when buying a home in Portugal?

IMT (property transfer tax) and Stamp Duty are the two main taxes due at the deed. The tax base is the higher of the purchase price and the VPT. The amount depends on purpose (primary residence, secondary/rental, shop or urban building, rural) and on exemptions such as the youth IMT regime. What IMT is

IMT is the transfer tax due when buying property in Portugal. It is not the agency fee and not the annual IMI. It is settled at the deed, usually in conveyancing.

IMT vs Stamp Duty

They are separate taxes. IMT follows progressive tables by purpose and value. Stamp Duty on onerous property acquisition is typically 0.8% on the same base (price or VPT, whichever is higher).

Primary residence vs other purposes

Primary permanent residence uses progressive brackets, plus the youth IMT regime when eligible. Secondary home or rental uses the non-HPP housing table. A shop, office, commercial space or urban building that is not housing pays a flat 6.5%. Rural property pays 5%. “Other purposes” are not automatically more expensive: above about €1.15m on the mainland, housing reaches 7.5% — higher than the 6.5% non-housing rate. Picking the wrong purpose in the calculator skews the result — match it to real use at the deed.

Youth IMT and exemptions

Exemption/reduction regimes exist (including for younger buyers on a primary residence, under current legal conditions). Rules change with the State Budget — always confirm eligibility before assuming an exemption.

Are IMT and Stamp Duty the same?

No. IMT is the transfer tax; Stamp Duty (typically 0.8%) is added at the deed on the same base.

Is IMT charged on the price or the VPT?

On the higher of the two. If VPT exceeds the price, the base rises to the VPT.

Do foreigners also pay IMT?

Yes. Nationality does not remove IMT. What changes the amount is purpose, property value and any legal exemption.

Can I know the exact figure from the listing price alone?

You get a strong estimate. The final figure needs the current VPT, the correct purpose and the rules of the deed year.
