What happens after you buy a home in Portugal?

The deed is not the end of the process — it is the start of living in (or managing) the home. Cavalcanti RealEstate Team (AMI 18470) is a buyer’s agent: after purchase we help organise the soft landing — prioritise tasks, introduce trusted partners and connect day-to-day life to the area. We are not a property-management company, a bank, lawyers or tax advisers; we do not sell visas.

Soft landing: the first weeks

After the deed, focus shifts from “closing” to “moving in (or getting set up)”. Typically: keys and access; confirming land registry; switching on water, power and telecoms; updating address where needed; and, if relevant, schools and commuting. Exact order depends on relocating, buying remotely or investing. There is no single legal checklist on this page — your lawyer and, if applicable, accountant close the formal side.

What CRT coordinates

What a buyer’s agent can do on the ground: practical post-deed priorities, useful local contacts (schools, services, commutes), and introductions to trusted partners (lawyer, notary, tax, credit) when useful. Your contract with each partner is yours — CRT does not bill those services.

What CRT does not do

We do not manage rentals or condominiums as a product. We do not replace a lawyer, notary, accountant or bank. We do not give tax or visa advice. We do not invent “average” registry or utility timelines — they vary by file and provider. If you need ongoing property management, we can point you to someone licensed to do it; we do not pretend that service here.

IMI, condo fees and ownership costs

Once you own: annual IMI (municipal tax; VPT base; council rate) and, if applicable, condo fees. These are not deed-day IMT. Purchase-cost overview: buying costs; IMT in the simulator. IMI rates change — the council bill is the source.

Buying remotely vs relocating

Remote buyers often need powers of attorney, key handover and utility setup without being in Portugal — agreed case by case. Relocators add schools, commuting and daily life: use the area guides (Lisbon, Cascais, Sintra) and the buyers & relocation hub. After-purchase does not replace the buy path — it completes it.

Frequently asked questions about after purchase

Does CRT offer property management?

Not as our own product. We coordinate soft landing and introduce partners when useful; ongoing rental or condo management is not an AMI service of this team on this page.

Can you help with water, power and internet?

We help prioritise and point to typical steps/contacts. Activation is between you and the providers — timelines and tariffs are not controlled by CRT.

What about schools / life in the municipality?

Practical orientation and links to where to live. We do not publish school rankings or place guarantees.

Does this replace a lawyer or accountant?

No. Registry, tax and contracts stay with licensed professionals. We can introduce partners; the mandate is yours.
