Thesis: two 2026 signals sit side by side — fewer homes listed for sale and sales volumes still rising. For buyers in Lisbon, Cascais or Sintra, that rarely means “there is always time”: it means tighter area/type filters, and accepting that good stock does not wait.

What the sources say

What this means in Lisbon, Cascais and Sintra
National figures do not replace the micro-market — an Avenidas flat, a Cascais villa and a Sintra plot do not move at the same pace. Still, the pattern helps you decide:
- Relative scarcity — with fewer listings and demand supporting volumes, “I’ll look next week” has less room. Lock lifestyle / municipality first, then the property (area before property).
- Preparation over blind speed — true budget with IMT and buying costs; if financing, the mortgage guide. Fast decisions only work with a closed brief.
- Prime ≠ “the whole market” — Knight Frank’s signal is the prime segment. CRT does not publish €/m² that age in weeks: for your case, use market valuation or featured homes.
