# Where to live in Carcavelos?

Carcavelos is a Cascais-line parish: a wide beach, the train to Lisbon and a more relaxed pace than Cascais town. ## Who Carcavelos is for
Three briefs show up often: (1) families and couples who want beach and train without Cascais-centre premium; (2) surf / sand-first buyers who prefer line life to the bay’s resort energy; (3) a first coastal home with services on foot near the station and the beach. If you want the marina, old-town calçada and a concentrated international village, read the Cascais guide — Carcavelos is a different contract: more sand, a shorter train, less “town”.
## Beach, train and daily life
The useful axis is the **Cascais rail line**. Indicative, not an official timetable: ~25 min by train to downtown Lisbon in ordinary conditions. The beach is wide and exposed — busy summers, surf winters. Around the station there is more density and movement; inland in the parish the pace drops and a car helps. Test the home–beach–train–work loop at the hour you would actually live it. CRT has no Carcavelos office: we cover the area from Lisbon (NAP in the footer) with on-the-ground viewings.
## Carcavelos is not Cascais centre (or Parede)
**Cascais centre / bay** — village walkability, marina, higher pricing and seasonal traffic. **Estoril** — a consolidated residential axis, casino and Tamariz. **Parede** — the next stop on the line, often even more of an “entry” family pocket. **Carcavelos** mixes a large beach with a shorter train into Lisbon. No ranking: the micro-area follows your calendar, not a prestige map of the municipality.
## Buying here — orientation, not a table that goes stale
